A Work as Executed refers to two specialist drawings surveyors provide for specific purposes. You can get an OSD Work as Executed or a Services Work as Executed. We’ll cover these two in separate sections below so that you can understand the differences.
The bottom line is that given the nature of these drawings, hiring a competent Registered surveyor like ARP Surveyors to create these for you is essential. The reason for this is they need to submit to local authorities so that they can approve the designs.
You can take the meaning of ‘Work as Executed’ literally. It means to confirm whether the work completed mirrors the initial plans submitted for the design before the construction began.
Assuming it does, there will be no issues in ensuring the structures and systems you’ve established gain approval. If not, an occupation Certificate will not be issued. There are two types of documents, and both are equally important.
To distinguish it from other plans, note the use of red ink for added information. It overlays the initial plans and confirms that the work got carried out as specified in the original designs.
The advantage of doing this is that when the work is in place, accurate measurements are easy to determine, encouraging care and consideration in the planning process.
OSD refers to On-site Stormwater Detention, which requires a particular drainage system designed to handle flash floods and excess rainfall. Authorities strictly regulate these systems’ design, development, and implementation across Australia. Evidently, they require specific plans for it.
In addition, the OSD Work as Executed plans are to confirm that a drainage system for OSD purposes meets the requirements. It’s essential for development consent. The plans should have approval before an Occupation Certificate.
When do you require Work as Executed for Services? You need it when the building that will become a subdivision is complete.
Each of the buildings will be serviced individually. As such, a sketch indicates the approximate position of these services. It shows the service of each of the lots separately. Besides, the services do not rely on each other to provide this service.
